Visual Simulation Ordinance for Glen Cove

The Visual Simulation Ordinance for Glen Cove provided the City with a roadmap as to when, where and how verifiable visual simulation should be used to inform, enhance, and support the City's discretionary land-use review and decison-making process. The amendment requires that all pertinent information regarding a project and its context (e.g. digital survey, landforms, natural features, trees, wetlands, existing buildings, etc.) be assembled at the beggining of the design and public review process rather than incrementally as is currently the case.

Two projects are currently subject to the Visual Simulation Ordinance review process. For example, the Manor at Glen Cove is going through subdivision and site plan review. The verifiable visual simulations prepared by the ESC show the evolution of the project and its visual simulations. As Mayor Suozzi stated, "There will be no more squinting, straining and imagining. Everyone will be able to see the same thing at the same time."
